Where time goes
The jobs that eat your week
Maintenance requests come from everywhere
Tenants text, call, email and leave notes about the same leaky tap. Things get missed, and a small drip can turn into a ceiling repair.
Showing requests for every vacancy
One listing on Rentals.ca or Facebook Marketplace can bring a flood of messages. Answering the same questions about parking, pets and move in dates takes hours.
Rent and paperwork dates slip
Late rent, lease renewals, tenant insurance certificates and annual inspections all have dates. Tracking them in a spreadsheet works until the week you get busy.
What we automate
The automations that pay off first
One place for every maintenance request
Requests from text, email and your web form become a single ticket with the unit, the problem and any photos. Words like leak, no heat or flooding send an alert to your phone right away.
Inbox triage →Answer rental inquiries in minutes
Each new inquiry gets a reply with the rent, the move in date and a short form for the basics. You spend your time on renters who are a real match for the unit.
Instant lead reply →Showings booked straight into your calendar
Renters pick a showing slot, get the address and a reminder, and confirm the morning of. You can group showings back to back so one trip covers several viewings.
Booking & reminders →Rent reminders that go out on time
Tenants get a friendly reminder a few days before rent is due and a follow up if a payment does not show up. These are courtesy reminders only and do not replace any formal notice.
Invoice chasing →An example day
Property management automation on a Monday: an example
Before
Here is a made up example to show the idea. You manage 40 units across Hamilton and Burlington. Monday morning brings two maintenance texts from the weekend and a voicemail about a broken intercom. There are also twelve messages about a new vacancy, and three leases come up for renewal next month.
After
With automation, the weekend requests were already logged with photos and unit numbers, and your handyman got the urgent one Sunday night. The vacancy inquiries got replies and a short form, and four people booked Wednesday showings. The renewal reminders went out on their own, so you start the week planning instead of catching up.

Who builds it
"I built automation for teams at Shopify and AtkinsRéalis, where a broken process costs real money. Now I build the same kind of systems for businesses that don't have an engineering team."
You work with the person who builds your system, from the audit to launch day. No account managers, no handoffs.
FAQ
Questions owners ask us
Does it work with Buildium, AppFolio or Yardi Breeze?
These platforms vary in how open they are to outside tools. Some offer direct connections on certain plans, and others are easier to reach through email notifications or exports. We test what your account allows during the audit before promising anything.
What does property management automation cost to start?
Pricing depends on your units and what you want automated, so we do not post a price list. For a limited time, you can get a free 30 minute automation audit, and we will build your first automation and run it free for 30 days. If you keep it, the fixed price is agreed in writing.
How is tenant information protected?
Tenant details stay in your property software and email. Each automation only sees what it needs, texts leave out personal details, and you can switch off access whenever you like.
Can it handle after hours emergencies?
It can spot urgent words in a message and alert you or your on call person right away. It does not replace an emergency line, but it helps make sure a flood report sent at 11 p.m. does not wait until morning.
Is this only for big property managers?
No. Small landlords with 10 to 50 units often have the most to gain, because there is no office staff to catch things. Condo managers and growing teams can use the same building blocks on a larger scale.
